Service 01

Site Identification, Negotiation and Acquisition

The foundation of any infrastructure project is land. Our acquisition team identifies viable sites against operator search criteria or developer build-out plans, then runs the full process of survey, design liaison, wayleave and access agreement negotiation, and option-to-lease drafting in collaboration with legal advisors.

For telecoms, that means securing rooftop, greenfield and street-furniture sites for new macro builds, 5G densification and fibre routes — including detailed Code Powers framing and consultation with affected occupiers. For renewable energy, it means scoping land for wind turbines, solar arrays and battery storage units; assembling option agreements with landowners; and engaging early on grid, access and constraints.

Service 02

Valuation

Rob Sinclair is a RICS Registered Valuer with significant recent experience valuing telecoms sites, including in light of the Digital Economy Act 2017's impact on valuation processes. He has also been involved in inspecting and valuing compensation rights for electricity equipment installed on residential property.

Service 03

Mediation

Disputes are common in fast-moving infrastructure sectors — over access, valuation, breach allegations, decommissioning obligations or shifting commercial terms. Rob Sinclair is an Accredited Mediator, having completed a programme with Align Mediation, and has used mediation to resolve telecoms-related disputes. The same skills increasingly apply to renewable energy schemes, where landowner, developer and community interests can pull in different directions.

Mediation is typically faster and more flexible than litigation, and the RICS now actively encourage mediation instead of litigation as a means of dispute resolution.

Service 04

Town and Country Planning

The right planning approach can be the difference between a viable scheme and a stalled one. We advise on site design and location choices to maximise planning success; review relevant local plans and national policy; and lead consultation with LPAs, parish and town councils, MPs and local interest groups. We then prepare and submit full and permitted-development applications and manage the process through to determination.

In telecoms, this regularly covers greenfield masts, rooftop installations and street works.

Service 05

Lease Renewal and Rent Review

A live telecoms or renewables estate needs active management. We act for operators / developers on lease renewals, rent reviews and consents — drawing on detailed comparable evidence and a clear understanding of how the Electronic Communications Code, the Landlord and Tenant Act 1954 and renewable-sector lease conventions interact in practice.
